A Texas-only benefit

The Texas Vet loan: the benefit most lenders never tell you about.

Texas is the only state with its own veteran home-loan program — the Texas Veterans Land Board, run through the General Land Office since the 1940s. Below-market rates, an extra discount for veterans with a 30%+ disability rating, and it can stack with your federal VA benefit. If you served and you live in Texas, you owe this page five minutes.

What the Texas Veterans Land Board program actually is

The Texas Veterans Land Board (VLB) is a state agency inside the Texas General Land Office that runs loan programs exclusively for Texas veterans, military members and eligible surviving spouses. Its home loan program offers financing at a rate the Board sets — historically below the open market — through participating lenders. It is not a federal program, not a VA product, and not something the big national call centers typically quote, because they aren't set up for it.

  • State benefit, separate eligibility — being a Texas resident who served is the core of it.
  • Rate set by the Board — published by the VLB, not invented by a lender.
  • Extra rate discount for veterans with a VA compensable disability rating of 30% or more.
  • Stackable — commonly structured alongside a federal VA loan in San Antonio so you keep 0% down.

Texas Vet vs. VA: the comparison that actually matters

The federal VA loan gives you zero down, no mortgage insurance, and the funding-fee structure. The VLB program gives you the Board's rate and the disability discount. They solve different problems, and the honest answer to “which is better?” is run both. A veteran with a 30%+ rating — funding-fee exempt on the federal side, discount-eligible on the state side — often has options a standard rate quote never surfaces. I put the two structures next to each other with real numbers, and the spreadsheet makes the decision.

Why you haven't heard of it: the VLB works through participating lenders, and a loan officer in another state has no reason to learn a Texas-only program. A San Antonio broker does. This is exactly the kind of benefit that working with someone local — someone who answers her own phone — is supposed to get you.

Eligibility, structurally

The VLB sets its own service and residency requirements — bona fide Texas residency at application, service criteria the Board publishes, and loan limits it updates. Rather than paraphrase rules that the Board revises, here's how I handle it: we confirm your eligibility directly against the current VLB criteria at the start, before we structure anything. If the state program isn't available to you, the VA loan almost always still is.

How to find out which structure wins

Start with a normal pre-approval — two minutes, no SSN, no credit pull — and note your service history and any disability rating in the conversation. I'll price the federal VA route, the VLB route, and the combination, and show you all three.

Common questions

Texas Vet Loans (VLB) — straight answers

Is a Texas Vet loan the same thing as a VA loan?

No — and the confusion costs veterans money. The VA loan is a federal benefit from the Department of Veterans Affairs. The Texas Vet loan is a state benefit from the Texas Veterans Land Board, part of the Texas General Land Office. They are separate programs with separate eligibility, and in many cases you can use both on the same purchase.

Who qualifies for a Texas Vet loan?

Broadly: veterans and active-duty service members who are bona fide Texas residents at the time of application, meeting the VLB's service requirements. Certain surviving spouses may also qualify. The VLB sets the exact eligibility rules — part of my job is confirming your eligibility against them before we structure anything.

What's the benefit of the 30% disability rating discount?

The Veterans Land Board offers an additional interest-rate discount on its home loan program for veterans with a VA compensable disability rating of 30% or greater. Combined with a funding-fee exemption on the federal VA side (for those receiving disability compensation), a rated veteran's financing can look very different from the standard quote — in a good way.

Can Texas Vet loans be used with a VA loan?

Yes. A common structure runs the VLB program alongside your federal VA benefit, so you keep VA advantages like zero down while picking up the VLB's below-market rate. Whether that combination beats a straight VA loan depends on current pricing — which is why I quote both and compare.

Does the Texas Vet program only cover homes?

The Veterans Land Board actually runs three programs: home loans, home improvement loans, and its signature land loans — the VLB is the only program of its kind in the country financing land purchases for veterans. This page covers the home loan; if you're looking at Hill Country acreage, ask me about how the land program works.
