How a DSCR loan works
DSCR stands for debt-service coverage ratio: the property's monthly rent divided by its full monthly payment (principal, interest, taxes, insurance, association dues). Rent of $2,400 against a $2,000 payment is a DSCR of 1.20 — the property carries itself, and the loan approves on that math. Your personal income never enters the file.

Who this actually serves
The classic DSCR borrower is a self-employed investor whose tax returns are optimized to show as little income as possible — great for April, fatal for conventional underwriting. If that's you, also look at bank statement loans for your own residence; DSCR covers the rentals. The two products together are how self-employed investors keep buying.
Texas DSCR specifics worth knowing
Texas has no state income tax — and pays for it with property taxes that are among the highest in the country. That tax line moves Texas DSCR math more than any other input: a deal that pencils at 1.15 on the listing agent's numbers can slide under 1.0 once the real Bexar County tax bill lands, and new investors get caught by reassessment after purchase. I run the ratio with realistic taxes and insurance up front, not the brochure numbers. Prepayment penalties (standard on DSCR loans, usually 3–5 year step-downs) also vary by program — part of structuring the loan correctly.
Rates and trade-offs, honestly
DSCR pricing runs somewhat above conventional — that's the cost of underwriting the property instead of your income, and of the lighter documentation. Whether it's worth it is simple math on the deal: if the rent covers the payment at the DSCR rate and the property meets your return target, the loan does its job. When a conventional loan is available and cheaper, I'll say so — options cut both ways. Either way, start with a pre-approval so your offer carries weight.

What DSCR ratio do I need to qualify?
Most programs want the property's rent to cover the mortgage payment — a DSCR of 1.0 or better. Stronger ratios earn better pricing. Some lenders go below 1.0 with more down payment or reserves, which matters for appreciation plays where rent hasn't caught up to price yet.
Do I really not need tax returns or W-2s?
Correct. DSCR underwriting qualifies the property, not your personal income — no tax returns, no W-2s, no employment verification. You'll still need decent credit, the down payment, and reserves. That's the entire point of the product for self-employed investors whose returns understate real cash flow.
Can I buy in an LLC?
Yes — most DSCR lenders allow (many prefer) vesting title in an LLC, which conventional loans generally don't. That keeps your rental portfolio's financing and liability structure aligned. Bring your operating agreement; guarantees from the members are standard.
How much down payment does a DSCR loan take?
Typically 20–25% down on a purchase, with rate improving as you put more down or the DSCR strengthens. Reserves of several months' payments are usually required. Cash-out refinances on existing rentals are also common DSCR uses — equity in one property funds the next one.
Do DSCR loans work for Airbnb and short-term rentals?
Many programs count short-term rental income, usually documented through a 12-month history or a market-rent analysis. Rules differ meaningfully between lenders — some average the trailing twelve months, some haircut STR income, some decline it. Placement with the right lender is most of the game here.
